Covenants and Bylaws


Walnut Farms and its Board of Directors are governed by Covenants, Restrictions and Bylaws (CCRs). The purpose of these documents is to maintain and promote property values as well as maintain aesthetics of our community. The board seeks to equitably and reasonably enforce these covenants and adhere to the bylaws established for the HOA. Real estate agents should provide all new homeowners with copies of these documents. These documents are legal and binding as part of the deed of the lots and homes whether or not the homeowner received said documents at closing.
In addition to the efforts of each individual homeowner maintaining their property in compliance with the CCRs, Walnut Farms Homeowners Association (WFHOA) has multiple methods to enforce the CCRs. There is a Board of Directors, a Covenant Committee assisted by a property management firm to provide timely and consistent monitoring, a fining schedule to motivate a prompt remediation to CCR violations, and an Architectural Review Board (ARB) to assist in property modifications.

Annual Dues

Annual dues and approved assessments are due before January 31st of each year.
The treasurer mails invoices and they are due for dues at the end of the previous year and again throughout the year if any late fees apply.
(Invoices mailed December 2022 will be for 2023’s  dues)

Board of Directors and Committees

The Board of Directors consists of homeowners who volunteer and are then elected by our residents at the annual meeting held each fall. From within this group of elected directors: a president, vice-president, treasurer, and secretary are selected. Remaining board members serve as members “at large”. Additional committee chairpersons may be appointed by the board as needed. Our Board of Directors meet monthly to monitor and set goals for Walnut Farms. All meetings are open to residents.
